This is a dam and a lake on the Elm Fork, on Eagle Ford as much as Blackland. May rain here either meets a reservoir shoreline or a pad graded toward it. Dallas's swelling prairie is a different job than a lake lot against USACE water.
The house is not on the water. Why would the lake still matter?
Because the streets drain to it, and the table follows. A wet May lifts the shoreline into the grid. A slab two streets back can still sit in that table, especially if the original grade was sold as a lake view.
A 1997 slab cracked after a wet May. Storm or clay?
Both. Eagle Ford moves when it wets, and May is when it wets. The crack is the pad reporting that movement, and the same opening is then a path. Closing the crack without draining the edge toward something other than the slab just waits for June.
