Why does drainage differ so much between nearby lots?
Because the deposits change over short distances. Glacial rivers left sand and gravel terraces next to much tighter till and shallow bedrock, so one lot drains freely while the next holds water. General advice about the area transfers poorly between addresses here.
Are ice dams a roofing problem?
The roof is the symptom and the attic is the cause. Warm air leaking upward melts snow on the upper slope; that meltwater runs down to an unheated overhang, refreezes, and the ridge it builds holds the next round back until it works under the shingles. Sealing and insulating the attic is the actual repair.
Why is October rain more consequential than July rain?
Because of what follows. Ground saturated in autumn freezes with that water in it, and frozen saturated soil expands and moves what it surrounds. Summer rain evaporates and is forgotten; October rain sets up conditions that persist until the thaw.
