Some 'ridge' lots are fill over the old swale. March rain reconstitutes that swale under the pad, and the reservoir takes the fall off the Pearl so the water cannot leave. A high lot on the plat is not a high water table in the alluvium.
Loess pipes. How does rain get under a slab with a dry street?
Loess collapses into tunnels. March's 6.13 inches finds those pipes in the yard and carries water under the beam with nothing to see at the curb. A wet corner and a dry driveway is the local tell, and looking at gutters will not find a tunnel in silt.
A 1991 veneer. Should a shallow stem already be enough here?
Not against a 6-inch March on loess splash. The stem that was detailed for a Jackson suburb does not lift the brick off a storm this size, and the bottom course takes it. The date of the house is not a stem-height guarantee.
