Fast, professional mold removal

What a licensed remediation job actually involves, in the order it happens. Every step below is the contractor's work, not ours.

  1. Step 1: Assessment

A licensed assessor establishes whether there is growth, how far it extends, and where the moisture is coming from.

  2. Step 2: Containment

Barriers and negative air pressure go up first, so disturbing material does not move spores into clean rooms.

  3. Step 3: Removal

Porous material that cannot be cleaned comes out - drywall cut past the moisture line, insulation, carpet pad, cabinet bases.

  4. Step 4: Drying

Dehumidifiers and air movers bring the structure back to a dry standard, with readings logged from the material rather than the surface.

What drives moisture problems in St. Augustine

Our local pros provide mold removal services in St. Augustine and the surrounding area, including Davis Shores and Old City. The Matanzas River and the San Sebastian braid around Anastasia Island here, so August's 7.18 inches lands on coquina and marsh fill a tide already holds up under Old City and Davis Shores.

Housing stock

Only 44.4 percent of the housing here went up after 1989; the median construction year is 1980. 1980s CBS mixed with much older coquina and frame, a 1980 median packed onto Anastasia sand, Old City tabby, and San Sebastian marsh fill, much of it with no stem between splash and plate.

Climate and water risk

Of the 50.64 inches that arrive in an average year, 7.18 fall in August; the 1991–2020 normals come from a gauge 1.5 miles away at ST AUGUSTINE LIGHTHOUSE. August leads at 7.18 inches of a 51-inch year. On Anastasia that rain and the tide occupy the same sand; on the San Sebastian the same burst sits in marsh fill. The Matanzas locks at high tide so a 1980 slab poured as if the marsh had left still takes the month from below.

Common moisture and mold problems in St. Augustine

  • Matanzas River locking at tide so August rain cannot leave Davis Shores sand
  • San Sebastian marsh fill holding the same month against Old City tabby and later slabs
  • King-tide overwash on Anastasia that a rain gauge inland never records
  • CBS and coquina with no stem wall, so splash from a high table wets the bottom course directly

Frequently asked questions

On Anastasia sand, not the marsh. Is the San Sebastian still the story for Davis Shores?

Not the marsh. Anastasia lots sit on barrier sand the Matanzas holds up, and August rain plus a high tide is overwash. The San Sebastian is a bathtub story on the mainland. Using one for the other will send you to the marsh from a lot that only sees the inlet.

Old City is coquina. Why would August still wet a 1980 CBS slab on Davis Shores?

Because the median hides two stocks. Coquina on tabby is a different job from 1980 CBS on island sand. August ponding against a wall with no stem is enough on the island. Looking up finds the roof. Looking at the Matanzas finds the plate.

Matanzas inlet stacked, lighthouse dry. Does Anastasia still salt Davis Shores from below?

The island drinks the inlet. Coquina and sand both pass a moon tide that never shows as rain. Old City tabby is a marsh story. Davis Shores is an inlet story. Walk the seaward skirt; that is where August is optional.
