What is caliche and why does it matter?
A hardened calcium-carbonate layer that forms in desert soils, sometimes nearly as solid as concrete. Water cannot pass through it, so rainfall that soaks in a few inches then stops and either perches or runs sideways. It makes desert ground behave less like sand than people expect.
The house is twenty years old. Is that too new to have problems?
Newer stock has fewer age-related failures and one particular exposure: everything is under a slab. There is no crawlspace or basement for a leak to reveal itself in, so a failure spreads through the soil beneath the concrete and stays invisible far longer than it would elsewhere.
Does the dry climate protect against moisture damage?
